Short Sales- Are properties sold by actual owners that owe more on their current mortgage balance than their property can appraise for. A real estate short sale is basically a plea to the existing owners bank for permission to sell the home for less than the amount owed. The difference between the existing mortgage balance and new sales price is a negative amount called the deficient amount. A lender can ask a seller to pay all, none, or a portion of the deficient amount billed as a deficiency judgement. The process from start to finish can take anywhere from 90 days up to a year.
