Northern VA, Washington DC, and Maryland: REO Properties, Foreclosures, Bank Owned- These are properties taken back buy banks and resold to the public. Condition can vary and rules for buying can vary from one property to the next. Normally these properties are exempt from giving property disclosures and are usually sold as is. Short Sales in NOVA & DMV areas- Are properties sold by actual owners that owe more on their current mortgage balance than their property can appraise for. A real estate short sale is basically a plea to the existing owners bank for permission to sell the home for less than the amount owed. The difference between the existing mortgage balance and new sales price is a negative amount called the deficient amount. A lender can ask a seller to pay all, none, or a portion of the deficient amount billed as a deficiency judgement. The process from start to finish can take anywhere from 90 days up to a year. If you are not in a rush consider buying a short sale, but if you are on a time limit or if you are limited on funds to purchase then a short sale may not be for you.
